Terms of Use
Last updated: October 2026
These terms govern your use of RecastDesk. By reading the articles or using the calculators, you agree to them. If you do not agree, please do not use the site.
1. What this site is
RecastDesk is an independent publisher of information about mortgage recasting, together with calculators that perform arithmetic in your browser. It is a reference and a tool, not a service.
2. What this site is not
This is the most important section on the page, so it is written without hedging:
- We are not a lender, mortgage broker, servicer or loan originator. We do not originate, fund, broker, service or modify loans, and nothing on this site is an offer or solicitation to lend.
- We are not financial advisers. Nothing here is financial, investment, legal or tax advice, and no content should be read as a recommendation that a recast, refinance or any other product is suitable for you. Suitability depends on facts about you that we do not have and will never ask for.
- We are not your servicer’s agent. We cannot act on your behalf, accept a recast request, quote a payoff, or influence a servicer’s decision.
- We cannot approve anything. Whether a recast is available, and on what terms, is decided solely by the company that services your loan.
3. Calculators are estimates
Every calculator on this site is a mathematical model, not a quote. Results depend on the inputs you supply and on the assumptions stated on each calculator’s page — typically a fixed interest rate, an unchanged remaining term, and taxes and insurance held constant. Real payments also move with escrow adjustments, PMI, rate changes on adjustable-rate loans, and the servicer’s own rounding and effective date.
Do not treat any figure from this site as a payoff quote, a good-faith estimate, a Truth-in-Lending disclosure or a commitment of any kind. Before acting, confirm the numbers with your servicer in writing.
4. Accuracy and currency of information
We work from published servicer policies, fee schedules and programme rules, and we date the pages we publish. Lender policies change without notice, and a policy that was correct when we checked it may no longer be. Where a figure is an estimate rather than a published number, we say so on the page.
The site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we make no warranty that the content is accurate, complete or current, and we disclaim any implied warranty of merchantability, fitness for a particular purpose or non-infringement.
5. Your decisions are yours
Any decision to pay down principal, request a recast, refinance or take any other action is yours alone, made on the basis of your own circumstances and, where appropriate, advice from a licensed professional. You are responsible for verifying every figure directly with your servicer before you commit money.
6. Third-party links
The site links to servicer portals, government programmes and other external sites. Those sites are not under our control, we do not endorse them, and we are not responsible for their content, terms or privacy practices. Following a link to a lender’s site does not make us part of that lender’s business.
7. Advertising
The site is funded by display advertising, which is served by third parties and clearly separated from editorial content. Advertisements are not endorsements. We do not publish sponsored articles and we do not accept payment for a mention of any lender or product. See the Privacy Policy for how advertising cookies work and how to opt out of personalised advertising.
8. Acceptable use
You may read, print and share pages for personal, non-commercial use. You may not scrape the site at volume, republish substantial portions as your own, frame it inside another site, or use it in a way that misrepresents our content as advice given to a specific person.
9. Intellectual property
The text, layout, code and calculators on this site are ours and are protected by copyright. Short quotations with a link back are welcome; wholesale reproduction is not.
10. Limitation of liability
To the fullest extent permitted by law, RecastDesk and the people who write and maintain it are not liable for any indirect, incidental, consequential or special damages, nor for any loss of money, profits, data or opportunity, arising from your use of the site or from reliance on any figure or statement in it. Where liability cannot lawfully be excluded, it is limited to the amount you paid to use the site, which is nothing.
11. Changes to these terms
These terms may be updated as the site changes. The date at the top of the page records the most recent revision, and continued use after a change means you accept the revised version.
12. Contact
